Documents an RMC should retain

Most of an LPE1 can be answered from a fairly short list of documents. A building that keeps these current, in one place, will find any sale dramatically easier: the current buildings insurance schedule; the last three years of service charge accounts; the current year's budget; the reserve fund statement; the latest fire risk assessment and any actions arising; records of planned or ongoing major works, including Section 20 consultation notices; the company's memorandum and articles; recent AGM minutes; and details of any disputes or claims.

Buildings within the scope of the Building Safety Act should also retain the documents relevant to those questions, including any certificates served between landlord and leaseholders.

The habit that matters most is dating. Knowing when something was last reviewed — and therefore whether it still stands — turns a pile of PDFs into a usable record.
