How much does an LPE1 cost?
There is no fixed, statutory fee for an LPE1. The cost depends on who completes it and how the building is managed — so the honest answer is that it varies, sometimes considerably.
Who sets the fee
Where a managing agent completes the LPE1, they set their own charge for answering the form and assembling the pack. This is a commercial fee, not a regulated one, and it commonly runs to a few hundred pounds — though it varies by agent, by building and by how much work the pack involves. Some agents also charge separately for additional enquiries or for a faster turnaround.
What drives the cost
- How well organised the building's records are — scattered information takes longer to assemble.
- The size and complexity of the building.
- Whether the pack is straightforward or raises building-safety or dispute questions.
- How quickly it is needed.
- Whether additional enquiries follow the initial pack.
Cost for a self-managed building
If your building is self-managed and you complete the LPE1 yourselves, there is no agent's fee at all — the cost is your time. The trade-off is that the work lands on a director, usually at short notice. Software that reads your documents and drafts the answers reduces that time cost without introducing an agent's fee.
Don't want to work through every document by hand? Upload the records you already hold and let Peppercorn One identify the LPE1 answers for you to review.
Peppercorn One is priced transparently for self-managed buildings — a single pack, or a monthly subscription per building that includes the retained record so the next pack starts substantially pre-filled. Because the record carries forward, the cost of each subsequent pack falls.
Fees quoted by third parties change over time and are outside our control; always confirm the current charge with whoever is completing your pack. This guide is general information, not a quotation or legal advice.
Frequently asked questions
- Is there a fixed price for an LPE1?
- No. There is no statutory fixed fee. Where a managing agent completes it, they set their own charge; a self-managed building that completes it itself pays no agent's fee.
- Who pays for the LPE1?
- The seller usually pays for the management pack, as it is the seller who must provide information to the buyer. Check your lease and the terms of any managing agent.
