Questions
The information a buyer's conveyancer needs when a leasehold flat is sold — service charges, insurance, ground rent, planned works and more.
Ready when you are.
Peppercorn One provides administrative tools and guidance to assist with the preparation of management information. It does not provide legal advice. Users remain responsible for reviewing and approving all information before it is issued.

Why do you need to generate an LPE1 in minutes?
Why this matters
A property sale should not depend on one resident finding the right attachment in an old email.
Leasehold transactions frequently require information held across multiple people, documents and years. Peppercorn One brings it into one controlled process — and creates a permanent, reusable record for the building.

What changes
Built around the person actually doing the work.
Know what each question is asking
Technical leasehold language translated into clear instructions.
Stop rebuilding the same pack
Store building information once and reuse it for future sales.
Find gaps before the conveyancer does
Identify unanswered questions, missing documents and contradictory information.
Show where every answer came from
Maintain a clear source record and audit trail.
Keep the sale moving
Create a consistent process instead of relying on fragmented emails and individual memory.
Share the responsibility
Invite another director, managing agent or adviser to complete the sections they know best.
Who it serves
Most property software is built for professional agents. Most buildings are run by volunteers.
You may only complete an LPE1 once every few years. That should not mean starting from nothing every time.
Volunteer RMC director
You took on the role because somebody had to. A sale has started, the conveyancer's list has arrived, and the building's paperwork lives in three inboxes and a lever-arch file.
RTM company
Your company took over management to do things properly. Peppercorn One gives the building a permanent administrative record that survives changes of director.
Self-managing freeholder
You own and run a small building yourself. When a flat sells, you are the management company — Peppercorn One gives you the same structured process the professionals use.
Small managing agent
You look after a handful of blocks without an enterprise system. Produce consistent packs faster, and give client directors visibility without another email thread.
Freehold estate or rentcharge company
Your houses share private roads, communal areas or other services rather than a lease. Peppercorn One asks the FME1-equivalent questions instead — estate rentcharge, not ground rent — with the same retained record between sales.
Document intelligence
Upload the document. Review what Peppercorn One finds.
Assisted extraction reads the documents you already hold and suggests answers with a visible source. Nothing enters the pack until a named person confirms it.
- Information identified in this document is shown as a suggested answer.
- You confirm, edit or reject each suggestion.
- The final response retains a visible link to its source.
- The record shows who confirmed the information, and when.
Suggested answers always require review before use.

The permanent building record
The first pack creates the building’s permanent record. The next one starts half-finished.
Company details, insurance, the reserve fund, contractors, fire-safety and building-safety documentation, previous responses and their supporting evidence — retained, dated and ready to review. Retained information must still be reviewed and confirmed before it enters a new pack.

Pricing may change as the product develops — you will always be told before a change affects a building you already hold. A management pack is normally a legitimate building administration expense — many RMCs pass the cost to the selling leaseholder in the usual way.

Careful with your building's information.
Your pack contains financial and safety information about people's homes. Peppercorn One treats it accordingly.
- UK-focused platform
- Encrypted storage, in transit and at rest
- Controlled user access with per-person permissions
- Activity records for every meaningful action
- User review before any pack is issued
- Data export and data deletion on request
- Secure sharing links rather than attachments
- Clear separation between administrative assistance and legal advice
Peppercorn One provides administrative tools and guidance to assist with the preparation of management information. It does not provide legal advice. Users remain responsible for reviewing and approving all information before it is issued.
The basics
What is an LPE1 form?
LPE1 stands for Leasehold Property Enquiries form 1 — the standard questionnaire a buyer's conveyancer sends when a leasehold flat is sold.
It asks for detailed information about the building and its management — service charges, buildings insurance, ground rent, planned works, fire safety and more. Together with its supporting documents, the completed form is what most people call the leasehold management pack.
In a self-managed building it usually falls to a volunteer director to complete. There is no need to work through every document by hand: learn how to complete an LPE1 form, or upload the documents you already hold and let Peppercorn One identify the answers for you to review.
Questions
Asked, answered.
When a leasehold flat is sold, the buyer's conveyancer asks for detailed information about the building and its management — service charges, insurance, planned works, ground rent, disputes, fire safety and more. The industry-standard questionnaire is known as the LPE1, and the completed form together with its supporting documents is usually called the management pack.
Your building should not have to rediscover itself every time a flat is sold.
Create an organised building record and produce your next management pack through one guided process.
